Planning permission is generally not required for roof lanterns or lights, considered permitted development if they meet certain criteria:
- The roof lantern/light must not protrude more than 150mm from the roof plane.
- It must not be higher than the highest part of the house roof.
- Any side-facing windows must be obscure glazed with openings at least 1.7m above the floor.
Always check with your local authority, especially in conservation areas or for listed buildings.
New builds and extensions need building regulations consent and must meet current minimum standards. Additional accreditations may be required depending on your architect or local authority’s specifications.

Step 1 - External kerb
The essential measurement is the external kerb, as shown in the above diagram. Looking at the base (or kerb) that the lantern is going to be fitted to, this outside measurement is the one that we need on both length and width.
Step 2 - To Note
The kerb is typically built out of timber, and the ideal width is 80mm. Please note the absolute minimum kerb width is 67mm.
